BIADA refunded the deposited land price with five per cent interest. The allottee challenged the cancellation and its consequences. The Supreme Court ordered refund of the original amount with seven per cent interest. If the principal had already been returned, the interest balance was payable. Payment was directed within three months. The Court’s final directions replaced the earlier refund arrangement. The rate and timing were specified to give practical effect to relief. A public authority’s proposed terms are not automatically conclusive. Bihar Industrial Area Development Authority & Ors. v. M/s Scope Sales Pvt. Ltd. & Anr. | 2026 INSC 89
