A purchaser through a judgment debtor remains bound by applicable limitations
The judgment debtor had already agreed to sell the property to the plaintiff. A suit seeking specific performance was pending when transfers occurred. Later purchasers claimed through the judgment debtor. The doctrine of lis pendens applies despite later registered instruments. Registration alone does not free a transfer from pending litigation. The transferee’s rights are subject to the eventual adjudication. The Court rejected attempts to treat later transfers as defeating the decree. The principle secures consistency between title transfers and court orders. Alka Shrirang Chavan & Anr. v. Hemchandra Rajaram Bhonsale & Ors. | 2026 INSC 52
